Our Builder Partnership Model

We Speak Builder.
We Deliver Results.

Most real estate agents serve buyers and sellers. We also serve the people who create the homes they buy.

Anton has spent 17+ years building relationships with Seattle-area builders, developers, and investors. He understands construction timelines, pro formas, absorption rates, and the financial mechanics of development. Madeline adds marketing and design expertise that helps builders position their projects to sell faster and at higher price points.

Whether you’re a small custom builder delivering 3–5 homes per year or a developer bringing 50+ units to market, we offer a flexible partnership model tailored to how you work. Our services span the full project lifecycle — from finding the right parcel to closing the last unit.

Land Sourcing & Acquisition

We identify and facilitate the acquisition of buildable land across King County — including off-market parcels, teardown opportunities, and properties whose owners may not yet know the redevelopment value of their land. We evaluate zoning, lot size, development capacity under HB1110, and comp-driven pricing.

Market & Feasibility Advisory

Before you break ground, we provide detailed market intelligence: comparable new construction sales, absorption rates by neighborhood, buyer demand patterns, price-per-square-foot benchmarks, and finish-level expectations. We help you build what the market wants.

Project Marketing & Sales

We develop go-to-market strategies for new construction projects: pre-sale campaigns, Compass Coming Soon exposure, professional photography, digital advertising, broker outreach, and open house events. Our marketing is designed to generate urgency and maximize per-unit revenue.

Buyer Agent Coordination

We work with buyer agents to facilitate smooth transactions, coordinate showings, manage offers, and maintain project momentum. Builders trust us because we understand their timelines. Buyer agents trust us because we communicate clearly and close efficiently.

Long-Term Partnerships

Our best builder relationships are long-term. We’re not looking for one-off listings — we’re looking for ongoing partnerships where we can add value across multiple projects, neighborhoods, and years. Several of our builder clients have worked with us across 10+ projects.

Common Questions

Builder & Developer FAQs

What areas do you source land in?

We focus on King County, with particular depth in Seattle neighborhoods like Queen Anne, Magnolia, Fremont, Wallingford, Ballard, North Seattle, Beacon Hill, and Columbia City. We also source land in Bellevue, Kirkland, Shoreline, Lake Forest Park, and Redmond.

Do you work with both small builders and large developers?

Yes. We work with custom builders completing a few homes per year as well as developers bringing larger townhome and condo projects to market. Our service model scales to match the project.

How do you help builders price new construction?

We provide real-time comp analysis, absorption rate tracking, and buyer demand intelligence specific to the neighborhood and product type. We also advise on finish levels and feature sets based on what buyers in that price band expect and are willing to pay for.

Can you help sell units in a project already under construction?

Absolutely. We frequently step into active projects to accelerate sales — whether through revised pricing strategy, improved marketing materials, broker outreach, or repositioning the project narrative to better match current buyer demand.
